RIBA STAGE 1 - Preparation and Briefing (agreeing the brief)

How we will achieve all your requirements…WEEKS 6 - 10

During this stage, an outline design plan is produced, that can also be used for the planners to review. We're sharing it while it's still in draft form to get their early input. While it’s not necessary to consult with planning at this early stage, we believe that early engagement helps identify any potential planning issues. We'll clearly outline our design approach and proactively address any potential site limitations.

We will also seek early consultation with NI Water to determine where their water supply and foul sewer connections can be made, or with DAERA if there is no suitable foul sewer connection. We will also consult with NIE to see where the closest electric connection can be made. Visibility splays that meet Highways specifications are also considered at this stage.

After we finish this briefing stage (RIBA Stage 1), we'll share the outline design plan with you and ask for your feedback. We'll then incorporate your feedback into the start of the next stage of the project.

The key aims are:

  1. We'll share the outline design plan with you for your feedback.

  2. We want you to carefully review the plans and send us your written comments.

  3. We'll use your feedback as we move to the next stage of the project.

  4. We'll provide guidance on service connections you may need.

  5. We will seek formal or informal planning comments on our emerging design.

AT THE END OF RIBA STAGE 1 - We will give you a 3D site model and site topographic / measured building survey drawings. The site analysis will be updated based on the detailed survey information, and the initial concept design further refined as necessary. Feedback from planning and other service providers will also be given.
